Summary0000002: No / low water pressure floors 30-32
DescriptionThe water pressure is low. Can't generate hot water reliably because of this. Affects all units in floors 30, 31, 32.

It also alternates to dangerously high pressure, of over 100 psi
Additional InformationThere should be a pressure pump on roof making 20psi. It has stopped.

Pressure changes 40 psi or more while people fiddle with the pump (pictures). At my elevation (30 floor), it should be around 45 or 50 psi when the pump is set to run correctly (20 psi boost) . That pressure means the people in 32 floor and the roof level CR's get adequate pressure to work with (20-30 psi) vs the 5-15 psi they have when the system is off / broken as it is right now.

Some days its 100psi. This is dangerous as it will burst pipes like water filter systems. Then next hour, it 60psi, and then next hour its all off and back to no pressure.

This endless fiddling is not solving the issue. You must get a plumber with skill to repair / replace the pressure regulator switch and / or pump controller.

Water pressure problems persist. In a single day, the pressure can / does vary from 15 to 95 psi. Clearly something is wrong with the programmed settings. A second issue is the pressure sensor has a 2:1 reading error, although this can be programmed around.

The motor controller is a Delta VCD C2000. A settings configuration manual is available here: https://deltaacdrives.com/Delta-C2000-Plus-Series-Users-Manual.pdf

The controller can also be programmed to trip off under certain conditions, so this is likely why it stops overnight.

Please find someone who knows how to program these controllers and have them re-program it properly.

Back to 100 psi. Very likely to cause blow out and flood.

Over 100 psi. Very dangerous for the risk of a blown hose, and resulting flood.

Pressure rises from "normal", to over 100psi in just 2 minutes... It does this random cycle all day long, many times over.

After 12 months of unreliable water pressure, the pressure now appears to be holding steady at the correct values.

Apparently a unit owner volunteered to take a look at the pump station and equipment, and he found the problems and corrected the issues. The cost was zero (0) peso. A big thank you to Mr. Hemingway for taking an interest in keeping our building maintenance and services running and working.
